We develop private properties that provide present and future accommodations for individuals, families, and communities. Our development includes single-family homes, multi-family homes, condominiums, apartments, and private luxury country chalets. These are long-term investments for individuals and the community and may be customized to fit our customers’ needs with excellent subdivision layout design. 

We are cautious in selecting our residential high-rise, low-rise, condominium, single-family, or multi-family and subdivision development. Just because a location is suitable for growth and development does not mean it has to be residential development. We tend to follow the established stages of the residential development process in conformance to our business goals and objectives. , Each stage in residential subdivision development comes complete with actionable steps required to complete that stage. We work interactively in and out of the various stages at any time, and we can work in two or more stages simultaneously at any given time during a project. We can be finishing a stage off (early-finish) while we have already begun working through the next.

An initial stage we call a pre-purchase stage is primarily considered our due-diligence stage. It is about identifying a site that meets all our residential subdivision development.

We first look for the locality, the surrounding neighborhoods, block dimensions, site orientation, type of zoning, preferably residential zonings, encumbrances, overlays, caveats, and services such as power and water. 

In this pre-purchase stage, we look at all the construction and development costs and get a clear understanding of what the land’s potential sales will be comparable to what similar sites bring.

Furthermore, we engage a land surveyor to map and complete the surveys. Our Architect and engineers go to work and develop the initial design and work on the preliminary drawings for submission to municipal or town planning authorities.

Once the drawings are with the municipal council or town planning authority, we wait to receive a request for further information or confirmation of the plan’s approval. Once we have compiled the requested information, make the required changes and get it back to the council as soon as possible. It is time to obtain relevant permits. If any demolition is necessary, go through the demolition tender process and manage the demolition works.

We source our finance from either a lending institution or private investors’ and partners’ to get the required finance approvals for the construction and development.
