Commercial Development

Our commercial real estate development involves systematic integration of construction and development phases and the active participation from a wide variety of professional teams, including researchers, site planners, architects, designers, civil engineers, site planners, environmental consultants, surveyors, designers, landscape architects, civil engineers, lenders, architects, general contractors, subcontractors, attorneys, title companies, and amongst a variety of others. These professionals bring conceptual ideas on papers into actual property development. They deliver quality products through series of integrated construction activities and regulatory requirements to meet consumers’ demand for commercial properties.

We can develop your commercial properties by constructing a new building or renovating existing structures to suit your business needs, services, and desires. Our commercial services cover design-build, operate and manage infrastructures or owners retail stores, restaurants, shopping centers, business offices, gas stations, grocery-anchored shopping centers, etc.  Our team has decades of experience in site selection and development for retail, restaurant, fitness, and general office and commercial space.

We are actively looking and pursuing leads for quality commercial locations worldwide and locally in the Dallas-Fort Worth markets and Houston or Austin. A proactive, energetic, forward-looking property development company provides tenable and sustainable green real estate development facing the industry’s challenges, opportunities, and solutions with dynamic responses.

In our commercial property development, we look for sites that meet specific requirements such as commercial markets demand, the potential for sustainable development, satisfy tenant requirements, satisfy lending conditions and regulatory requirements, and must accommodate the consumer. Before starting any commercial projects, we diligently obtain necessary permits and approval from the city council, city planning commission, building and fire code inspections department, and municipal authorities.

Mamy commercial infrastructures require zoning regulations. The municipal government will require a zoning change, re-zoning, and zoning variances approval before the municipal government issue a construction permit. Occasionally, a change-of-use permit may also be necessary for existing infrastructure. However, if the infrastructure is new construction, it will have several utility approvals and permits requirements for water, storm, sewer, electric, plumbing, HVAC, and gas.

In a new development, road approval and permit to access local thoroughfares or roadways, alleys, sidewalks, and curbs, including any extra utility work and landscaping, pedestrian walkways, and many more, will also be required before issuing construction permits.

We respect and cooperate with the local authority. A public hearing is required to hear feedback on the proposed commercial development from local property owners and residents supporting or against our proposed action.

The commercial real estate development process has three critical stages of

  • site selection, evaluation, and deal-making,
  • contracting preconstruction and construction,
  • completion C of O inspection and tenant turnover.
